Our goal is to make investors happy through renovating, remodeling, developing, and building quality properties.  Creating happy investors through efficient and effective use of resources, while returning profit on investment, is our mission.

 

Our main funding goal is to attract informed and experienced investors who understand the real estate industry, and the growth potential involved therein.  As a potential investor, you are well aware of the potential riches of the real estate market.  This dynamic industry generally out perform just about any other industry, dollar for dollar.  With interests rates and house prices favorable to buyers, now is an excellent time to take advantage of all that potentials that the industry offers.  Private home owners are acting on this and as a real estate investor, you should be too!

 

Methodology

 

A clear focus on outcomes will purposely drive our company to achieve great things.  Our strategy is quite simple -

 

  • Hire the right staff and consultants.

  • Conduct proper market research and feasibility reports on our target markets.

  • Acquire our properties at the right price (always below market prices).

  • Increase the value of those properties through effective and efficient planning and construction.

  • Manage our project budgets properly.

  • Complete our projects on time and within budget.

  • Sell our properties within a very short time of completion (within 6 weeks).

 

Cycling through this strategy as quickly as possible, increasing volume through Economies of Scale, will result in a profitable bottom line.  Our goal is to create profitability through smart acquisitions and quick sales.

 

Acquiring the best possible projects is the key to this successful business model.  The price of the property, financing of the acquisition and rehab/renovation/remodel/development/build, and sale of the property must be done with discipline and purpose, following strictly objective criterion. Finding the right properties is our strength and we will always pursue a minimum Return on Investment (ROI) of at least 12 percent, on each property. 

 

Turnover

 

Our Business Model require a turnover of at least four times per year.  This requires precision and constant project control in order to be successful.  However, in order to account for foreseen contingencies, we only offer investors a guarantee of two turnover of their investment annually.  We also guarantee our investors a ROI of between 12% and 15% per year on investment of one year.  We retain the right to offer more for investors who agree to invest their funds for two years or more, depending on the amount of the investment.

 

In order to achieve our goal of a turnover every three months, we enforce a strict policy of following a series of internal control steps for each project.  We ensure that our plans are designed and submitted for our renovation, remodel and build, prior to the completion of the acquisition.  This enable us to complete our renovations and remodels within our 5 weeks goal.  We generally start the marketing of the projects within two weeks of acquisition and normally have buyer within two weeks of completion.  

 

To ensure success of this model, we always complete each project with the highest standards, regardless of price.

 

Leveraging Your Investment

 

Whether you are a small or large investor, your investments is always treated with the highest respect and regard.  ArawAztec generally leverages your investments with others in order to realize optimum profit.  The more capital ArawAztec has to work with, the greater our capability to acquire the right properties to optimize our ROI.  Frankly, there is plenty of money to be made, given enough capital to run the strategy. 

 

Target Market

 

California, like several other states with growing populations, has great potential for profitability in the real estate industry.  Presently, our focus is in the Northern California region, with expectations of expanding our investments to other California regions and to other states.  

 

The market for renovated, remodeled, and new homes is stronger than ever, and there are great opportunities to make profits.  The Sacramento Valley region has a large cache of aging homes, owned by "baby-boomers" who are either looking to downsize or relocate to "retirement friendly climates."  This creates a significant opportunity for property acquisition and development  thus the need for a well trained research team like ours.

 

Our strategy is to acquire undervalued properties in high value areas, such as established, sought-after neighborhoods, commercial buildings with potential, and potential opportunities within the "path of growth."  An understanding of the local ecomomic and demographic environment is essential in acquiring the right property at the right price. Transforming an undervalued home into a high-value home is our mission, regardless if the property is an affordable home or a million dollar home.
